Lease Your Property Directly to COTS
COTS partners with property owners throughout Sonoma County to provide stable housing for individuals and families in our programs.
By leasing directly to COTS, landlords gain a reliable, long-term tenant while helping create more housing opportunities in our community. Many of these partnerships have continued successfully for more than a decade.
When you lease your property directly to COTS, COTS becomes your tenant and provides:
- Reliable, on-time rent payments throughout the lease
- Support from COTS case managers to help residents succeed
- Assistance with routine maintenance and lawn care
- Quarterly property inspections
- A COTS representative available around the clock
- One consistent point of contact for property-related needs

Good Housing Starts with Great Partners
Landlord Incentives and Support
Are you a landlord, housing provider, or property manager with an available rental? Partnering with COTS can help you fill vacancies quickly while expanding access to stable housing in our community.
Depending on the household and program, available incentives and support may include:
- Rental subsidies
- Leasing bonuses of up to $1,500
- Holding fees of up to $1,000
- Damage reimbursement of up to $2,000
- Lease-break fees
- Landlord support and rapid placement assistance
